New Office & Retail Complex to Occupy Vacant Midtown Site

Harrisburg, PA – Mayor Stephen R. Reed and noted midstate developers Tom Powers, President and CEO, Doug Neidich, Chairman, and John Tierney, COO, of Powers & Associates LLC, today announced plans for the Campus Square Building, a major new office and retail complex at 1426 N. 3rd Street. The historically-styled 4-story structure will be built on the former Baker Garage site at N. 3rd & Reily Streets, in the heart of Midtown Harrisburg.

Reed said the new Campus Square Building will contain 65,000 total sq. ft. of space, with the first floor providing street-level retail space. The upper floors will offer 50,000 sq. ft. of Class A office space and both commercial and retail tenants are now being sought. Total project cost is estimated to be $11 million.

The Mayor said the new building will be historically-styled to reflect the appearance of the structure that once existed there, but was torn down decades ago to make way for the full-service garage that now occupies the site. The garage will be demolished to make way for the new complex. The site is directly across the street from the former Evangelical Press building, which is also being renovated by Powers & Associates to become part of the new Midtown Campus of Harrisburg Area Community College, bringing over 2500 students to Midtown daily beginning in August, 2007. Also directly across the street is the Midtown Cinema.

Reed said the city is "delighted to welcome the new development to the Midtown corridor, which is poised for significant growth in the coming months. The Midtown Corridor is quickly becoming Harrisburg’s new hotspot for retail, commercial and residential development."

Reed noted that in addition to the 200,000 sq. ft. development of the Evangelical Press building and the new 65,000 sq. ft. Campus Square Building, several major residential construction projects are also underway in the area, including the Capitol Heights, Marketplace, Olde Uptown, and Governor’s Square developments.

"We are thrilled to announce the start-up of work on this strategic site," said Neidich. "Combined with our work across the street, and the longer term plans for development along the Reily Corridor, we are confident this area of Midtown will grow significantly in the coming years. Demand is very strong right now and we expect to be fully occupied in a very short period of time."

Powers said demolition work should begin within the next 2 months, with construction of the new building starting immediately thereafter. Campus Square is expected to be completed by Summer, 2008.
